Can I pull building permits on behalf of a general contractor? Can I pull building permits on behalf of a general contractor?

I’m looking to have a (licensed) general contractor build an addition. He’s done interior renovations for me in the past and was recommended by friends who he’s done additions for.

It takes him about 2 hours to travel here and his English isn’t great, so I’m looking for ways to reduce his travel time and communication with the city (e.g. pulling permits, scheduling inspections).

Is it possible for me to pull the building permits on his behalf, without being an owner-builder?

Alternatively, if that’s not possible, can I only contract to him as an owner-builder, and then let him GC to reduce liability? I’m comfortable with being responsible for passing inspections, but I don’t want to deal with taxes or insurance. Are there any other options?

Hey everyone, I have a question about lease/sublease contracts, not sure if this is the ideal thread but I figured I’d start somewhere. Here it goes:

I’m renting a room in a townhouse (Hollywood) where I and another roommate simply pay rent to the lease holder, who pays the landlord. No legally binding rental agreement or contract of any kind. The leasee wants to move out because they’re tired of the stress of being the primary leaseholder and responsible for all their past renter’s issues (not with us current tenants just generally). We have a good housing set up where everyone gets along and we like living here, and none of us want it to end. Is it possible/how can one draft a contract between the primary leasee and sub-tenants (I realize I might be misusing the terms) so the sub-tenants have legal and financial responsibility for the property? I’m looking into this for them because I might be a bit more familiar with it and want to bring them peace of mind to continue the lease. Any information or direction is helpful, thanks!

There's a new building that sprung up in my neighborhood (South SFV), construction is 100% complete but there is no sign of builder, developer or real estate company yet. It looks to be condominiums -- each unit is 'stacked' 3 stories, starting with a 2 car garage at street level. Is there a site or forum where I can do more research to understand the intent of the property??? i.e. apartment complex, condos, etc.

New construction was completed in October 2021, but we just received the notification of the increase in our property value (May 2024). Will we be responsible for paying supplemental taxes on the higher assessed value from Sept 2021 through now, that is, prior to receiving the notification? Or does the county use the date of the notification letter as the change in value, so we’ll only be responsible from now on for taxes on the higher assessed value?

We have not gotten the bill itself yet, only the notification letter. We know there’s really not much we can do one way or the other. But if we owe back taxes dating back a couple of years, we’d like to know ahead of time so we can start saving money to pay the bill when it comes. Sigh.

Subleaser Lease Termination or Non-Renewal - [ADVICE] Subleaser Lease Termination or Non-Renewal - [ADVICE]

Are there any housing lawyers in here that would be willing to help me? I have been subleasing my apartment, but I want to move back into my apartment - but the subleaser has been asking if she can rent longer (it's a great deal in a great neighborhood). She signed a four month lease, asked if she could sign a longer one, but I let her know last week that I will not be extending her lease.

This girl has proven to be a bit problematic over the past four months and throws a lot of legal speak my way to try to intimidate me, so I want to be sure I am doing everything by the book in case she tries to sue me or squat even though she signed a four month lease (she initially chose the length of the lease). It has been a HUGE source of anxiety - like making my lupus flare up anxiety.

I would be very grateful to someone for some tenant legal advice, or to just glance over the documents I have ready to serve her on the 5th. Or if someone has subleased before and has experience in this matter and can send over a legal form they used.

This is in Los Angeles city proper, LA county. Building manager/landlord approved the sublease.

Are most buyers RE agents in LA charging 2.5% (or a different %) or doing a flat fee for buyers with the new laws? Are most buyers RE agents in LA charging 2.5% (or a different %) or doing a flat fee for buyers with the new laws?

With the new laws, buyers agents are making the buyers pay their fees now. This is going into effect July 1. I am talking to an agent I am considering and in her exclusive agreement contract she states that her fee is 2.5%. She told me they will try to get the seller's agents or seller to cover it (I forgot which one) but if they don't I'll have to pay it.

I have the money and can afford it even as a first time buyer... but 2.5% for a 700k property is $17,500 which is not an insignificant amount and I obviously strongly prefer not to pay this much. I am going to see if she is open to a flat rate or hourly because I find this excessive.

Is this the standard % now for buyers agents to demand in their contracts? I get that everything is negotiable. Curious as to what other agents are charging to buyers. Are most charging 2.5% or lower or higher? Or a standard fee?

Trying to convince my partner to buy and move to the east side but they worry that in 10 years the heat will be even more extreme due to climate change. If Pasadena is 110 in the summer now, in 10 years it could be 120!

We live in a small apartment on the west side but for the price we are paying we may as well buy a house in a more affordable area.

How do I convince my partner that in 10 years a) the heat won’t be so extreme and b) property values will remain strong in such hot areas?

Owner occupant move in? Owner occupant move in?

Have a 4 unit property im looking at with a family member and friend. All four units are occupied. 3 of the tenants have been there before 2008. My questions are if we are allowed to move into two of the units. Can you request two and if so what are the regulations ( does it have to be a family member or can it be a friend? . One unit is a 3br and others are 2 and 1. Can I choose the 3 br if I need the space or can I not move into any of the units where the tenant has been there for over 10 years? Thanks
